Walmart benefits due to the lack of competition in the area as it pulls from multiple nearby regions and has a low rent-to-sales ratio at this location. Additionally, sales at this location have been increasing annually. Caldwell is approximately twenty-five miles west of Texas A&M University which has 69,367 students.<\/p>\n
Randy Blankstein and Jimmy Goodman of The Boulder Group represented the seller and the buyer in the transaction. The seller is a New York based real estate company and the buyer was a private investor.<\/p>\n
Walmart has a long and successful operating history at the location and has exercised multiple renewal options which demonstrates their commitment to the location. The lease was most recently extended in 2019 and there are now approximately six years remaining in the primary term of the absolute triple net lease.
