The Boulder Group\u2019s Jimmy Goodman, Zach Wright, and Brandon Wright represented the seller in the transaction. The seller was a Northeast-based real estate investment company and the purchaser was a local all-cash 1031 exchange investor.<\/p>\n<p>The Gentle Touch Animal Hospital property is strategically located along East Hampden Avenue and within a densely populated area. There are approximately 140,000 people that live within three miles of the property.<\/p>\n<p>The property features a long-term lease to Southern Veterinary Partners, a veterinarian-owned and managed network of animal hospitals with over 400 hospitals and over 9,000 employees. The lease features no landlord responsibilities and 2% annual rental increases.<\/p>\n<p>\u201cVeterinary properties with long-term triple net leases and annual rental escalations are increasingly drawing interest from private investors, particularly those in 1031 exchanges.
