The property sold shortly following rent commencement and the store\u2019s opening. Zach Wright and Brandon Wrigh of The Boulder Group represented the seller. The seller was a Midwest-based real estate development company and the purchaser was a 1031 exchange investor based in Southern California.<\/p>\n<p>The brand-new construction Dollar General property is located approximately 45 miles east of downtown St. Louis and 5 miles west of Carlyle Lake. The Dollar General is in an affluent area with average annual household income exceeding $102,000 within one mile. The new 15-year Dollar General lease features rental increases every five years and zero landlord responsibilities. Dollar General is the leading discount retailer and is an investment grade-rated company (S&amp;P: BBB).<\/p>\n<p>\u201cWe continue to see strong investor interest in Dollar General properties.
