The Boulder Group has completed the sale of a single tenant net leased Alta convenience store property located at 2525 Broadway in Grand Junction, CO for $2,525,000. The Boulder Group\u2019s Zach Wright and Brandon Wright exclusively represented the seller in the transaction. The seller was a Colorado-based investor and the purchaser was an all-cash California-based family office.<\/p>\n

The net leased Alta property is strategically located at a heavily trafficked signalized intersection just west of Downtown Grand Junction. Grand Junction is the economic hub and largest city on Colorado\u2019s Western Slope and continues to experience strong population growth. There are currently over 41,000 people living within three miles of the property.<\/p>\n

The property qualifies for 100% Bonus Depreciation and features a long-term corporate lease to Alta. There are no landlord responsibilities and rental increases every five years.<\/p>\n

\u201cSince the July 4th<\/sup> passing of the \u2018One Big Beautiful Bill Act\u2019, we\u2019ve seen strong investor demand for single tenant gas station properties that qualify for 100% Bonus Depreciation. These qualifying properties allow an investor to immediately write off all improvements in year one, which can be as high as 100% of the acquisition cost (net of land value),\u201d stated Zach Wright, Vice President.<\/p>\n
