The Boulder Group has completed the sale of a single tenant, brand-new construction, net leased Dollar General property located at 12994 Highway 165 W in Scott, AR for $1,811,000. The property sold shortly following the store\u2019s opening to an all-cash 1031 exchange investor based in California. Zach Wright and Brandon Wright, of The Boulder Group, exclusively represented the seller and purchaser in the transaction.<\/p>\n

The brand-new construction net leased Dollar General is located approximately twenty minutes east of downtown Little Rock. The surrounding area is affluent with average annual household income of approximately $100,000 within three miles of the property. The Dollar General is strategically located along U.S. Hwy 165, a primary thoroughfare in eastern Little Rock.<\/p>\n

The 15-year Dollar General lease features rental increases every five years and no landlord responsibilities. Dollar General is an investment grade rated company with a Standard & Poor\u2019s rating of BBB.<\/p>\n
