The Boulder Group\u2019s Brandon Wright and Zach Wright exclusively represented the seller in the transaction. The seller was a Midwest-based real estate investor and the purchaser was a private investor based in California in a 1031 exchange.<\/p>\n<p>The Grease Monkey property is strategically located along East Geneva Road and near Wheaton College, Wheaton North High School, Hadley Junior High School, and several other educational institutions. Carol Stream is located approximately 20 miles southwest of Chicago O\u2019Hare International Airport and 30 miles west of Downtown Chicago. There are over 257,000 people living within five miles of the property and the average annual household income exceeds $152,000 within three miles.<\/p>\n<p>The Grease Monkey lease features rental increases every five years, zero landlord responsibilities, and a corporate guaranty.
