The Boulder Group\u2019s Zach Wright and Brandon Wright exclusively represented the seller in the transaction. The seller was a Freddy\u2019s operator and the purchaser was a California-based 1031 exchange investor.<\/p>\n<p>The Freddy\u2019s property is located along Gadsden Highway in an affluent area with annual household income of $122,000 within a mile. The surrounding area is a regional retail destination that includes Target, The Home Depot, Lowe\u2019s, Best Buy, Hobby Lobby, and The Pinnacle (a 644K SF lifestyle center). The 2,964 square foot property was recently constructed in 2020.<\/p>\n<p>The property features a long-term absolute triple net lease that includes 10% rental increases every five years. The property is leased to a proven Freddy\u2019s operator and an entity controlled by ERC Hospitality, which is one of the largest Freddy\u2019s franchisees with approximately 40 locations.
