The Seller was a Colorado-based partnership and the purchaser was an all-cash 1031 exchange investor based in California.<\/p>\n<p>The Grease Monkey property is strategically located right off the heavily trafficked signalized intersection of South Chambers Road and East Quincy Avenue (56,000 VPD) and is approximately fifteen miles southeast of Downtown Denver. There are over 353,000 people living within five miles of the property and the average annual household income exceeds $126,000.<\/p>\n<p>Grease Monkey has a proven and successful operating history at this property and recently signed an early lease extension. The property features a long-term absolute triple net lease with zero landlord responsibilities and annual rental increases. Grease Monkey is one of the largest oil change companies in the U.S. with more than 500 locations.
