The Boulder Group has completed the sale of a single tenant dual-branded Taco Bell\/KFC property located at 609 South College Street in Harrodsburg, KY for $1,292,800. The Boulder Group’s Zach Wright and Brandon Wright exclusively represented the seller in the transaction. The seller was a private investor based in Texas and the purchaser was a real estate investor based in the Northeast.<\/p>\n

The property is strategically positioned within a regional retail corridor featuring Walmart Supercenter, Kroger, O’Reilly Auto Parts, Dollar General, McDonald’s, and Dollar Tree. The Taco Bell\/KFC is located along South College Street, Harrodsburg’s primary north-south thoroughfare with over 15,000 vehicles per day. Harrodsburg is located approximately 70 miles southeast of Louisville and 40 miles southwest of Lexington.<\/p>\n

Taco Bell\/KFC has a long and successful operating history at this location. The tenant recently did a major renovation to the property including an interior\/exterior remodel. The long-term lease features 10% rental increases every 5 years and zero landlord responsibilities. The property is leased to Charter Foods, Inc., one of the largest franchisees in the Yum! Brands system with over 400 locations.<\/p>\n
