The Boulder Group has completed the sale of a single tenant Dollar General property located at 26001 Eureka Road in Taylor, MI for $1,172,810. The Boulder Group\u2019s Zach Wright and Brandon Wright represented the purchaser in the transaction. The purchaser was a Colorado-based 1031 exchange investor and the seller was a California-based investor.<\/p>\n

The Dollar General property is strategically located along Eureka Road, a primary east-west thoroughfare in the area with approximately 28,000 vehicles per day. The surrounding area is densely populated with over 42,000 people living within three miles and the Dollar General is approximately four miles east of the Detroit Metropolitan Wayne County Airport, which is the 20th<\/sup> busiest airport in the U.S.<\/p>\n

The Dollar General property was built in 2016 with an upgraded all-brick construction. The property features an absolute triple net lease to Dollar General. Dollar General is the leading discount retailer with over 20,000 locations and is an investment grade-rated company (S&P: BBB). Dollar General is planning to open 450+ new stores in 2026 and continues to experience same-store sales growth.<\/p>\n

\u201cThere are limited deals for around $1M with an absolute triple net lease to an investment grade rated tenant. Dollar Generals are amongst the best option for an investor seeking such a property. This store has an upgraded all-brick construction, is in the 14th<\/sup> largest MSA in the U.S., and was priced significantly below replacement costs,\u201d stated Zach Wright, Vice President.<\/p>\n
