The Boulder Group has completed the sale of a recently constructed Murphy USA ground lease property located at 1707 S Pueblo Blvd in Pueblo, CO for $2,500,000. The Boulder Group\u2019s Zach Wright & Brandon Wright exclusively represented the seller in the transaction. The seller was a Colorado-based partnership and the purchaser was a 1031 exchange investor based in California. The property sold for the lowest recorded cap rate for a Murphy USA property nationally since 2024 according to CoStar. <\/strong><\/p>\n

The Murphy USA property features a rare low price point for a recently built single tenant gas station property. The property is strategically located along South Pueblo Blvd within a regional retail destination that includes top performing locations for many national retailers on Placer.ai. The surrounding area is densely populated with over 56,000 people living within three miles.<\/p>\n

The property features a long-term ground lease that includes 8% rental increases every 5 years and zero landlord responsibilities. Murphy USA is a leading convenience store operator with over 1,800 locations and a publicly traded company with a $9 billion market capitalization.<\/p>\n

\u201cSTNL properties throughout Colorado remain highly coveted by net lease investors both nationally and locally. These properties continue to command aggressive cap rates and are trading at premiums when compared to national averages,\u201d stated Zach Wright, Vice President.<\/p>\n
