The Boulder Group has completed the sale of a single tenant Circle K convenience store property located at 1307 Federal Drive in Montgomery, AL for $5,290,000. The Boulder Group\u2019s Zach Wright and Brandon Wright represented the purchaser in the transaction. The purchaser was a Colorado-based family office and the seller was a Midwest-based real estate investor.<\/p>\n

The Circle K property is located along Federal Drive approximately two miles northeast of downtown Montgomery. The surrounding area is densely populated with 115,000 people living within three miles.<\/p>\n

The property qualifies for 100% Bonus Depreciation and features a long-term lease to Gas Express, the largest Circle K franchisee, which operates approximately 200 locations. The lease includes annual rental increases and no landlord responsibilities. Circle K is one of the world\u2019s largest convenience store brands, operating and franchising thousands of locations across North America and internationally.<\/p>\n

\u201cWe have experienced a surge in demand for net lease convenience stores and car washes in the 2nd<\/sup> half of 2026. These qualifying properties, which include many gas stations, allow an investor to immediately write off all improvements in year one, which can be as high as 100% of the acquisition cost (net of land value),\u201d stated Zach Wright, Vice President.<\/p>\n
