
Net Leased Alta Convenience Store Sold Date October 1, 2025
The Boulder Group has completed the sale of a single tenant net leased Alta convenience store property located at 2525 Broadway in Grand Junction, CO for $2,525,000. The Boulder Group’s Zach Wright and Brandon Wright exclusively represented the seller in the transaction. The seller was a Colorado-based investor and the purchaser was an all-cash California-based family office.
The net leased Alta property is strategically located at a heavily trafficked signalized intersection just west of Downtown Grand Junction. Grand Junction is the economic hub and largest city on Colorado’s Western Slope and continues to experience strong population growth. There are currently over 41,000 people living within three miles of the property.
The property qualifies for 100% Bonus Depreciation and features a long-term corporate lease to Alta. There are no landlord responsibilities and rental increases every five years.
