Net Leased Valvoline Sold

The Boulder Group, a net leased investment brokerage firm, completed the sale of a single tenant Valvoline Instant Oil Change located at 2050 McKelvey Road in Maryland Heights, Missouri for $1,271,000.

The newly constructed Valvoline Instant Oil Change facility is strategically located along McKelvey Road, with over 14,000 vehicles passing daily, and just one-half mile from Interstate 270 (67,000 VPD). The surrounding five-mile radius is home to nearly 150,000 residents with an average household income of $111,913. Neighboring tenants include Schnucks, Ace Hardware, Walgreens, CVS Pharmacy, Dairy Queen, Chick-fil-A, Domino’s, Subway, and Circle K. The property also benefits from a vibrant mix of retail, industrial, and office tenants, including the Edward Jones Headquarters, Hollywood Casino, and World Wide Technology.

Randy Blankstein and Jimmy Goodman of The Boulder Group represented the buyer in the transaction. The seller was a local developer, and the buyer was a private partnership.

Valvoline Instant Oil Change, a division of Valvoline Inc., is a leading provider of quick, convenient, and reliable automotive maintenance services, specializing in fast oil changes without the need for appointments.
