Sale of an Advance Auto Parts in Denver MSA

The Boulder Group has completed the sale of a single tenant Advance Auto Parts property located at 9200 East Colfax Avenue in Aurora, CO for $1,774,100. The Boulder Group’s Brandon Wright & Zach Wright represented the purchaser in the transaction. The purchaser was an all-cash 1031 exchange investor based in New York and the seller was a family trust based in California & Idaho.

The Advance Auto Parts is located at a hard corner along East Colfax Avenue (25,000+ VPD) and is positioned approximately 2.5 miles west of Anschutz Medical Campus and 6 miles east of Downtown Denver. The surrounding area is densely populated with over 173,000 people living within three.

Advance Auto Parts has successfully operated at this location since 2004 and recently signed a 10-year lease extension demonstrating their commitment to the site. The lease features a rental increase in approximately one year and minimal landlord responsibilities. Advance Auto Parts is a publicly traded company (NYSE: AAP) with a $2.9 billion market capitalization.
