
Sale of Dollar General Property in Colorado Date October 29, 2025
The Boulder Group has completed the sale of a single tenant recently constructed Dollar General property located at 545 E Denver Street in Holyoke, CO for $1,880,000. Zach Wright and Brandon Wright, of The Boulder Group, exclusively represented the seller in the transaction. The seller was a commercial real estate development company based in the Southeast and the purchaser was an all-cash 1031 exchange investor based in California.
The recently constructed Dollar General was built in 2022 and is well-located along US Highway 6, the primary thoroughfare in Holyoke. The surrounding area features high average annual household income of $101,000 within five miles.
The long-term Dollar General lease features rental increases every five years and no landlord responsibilities. Dollar General is an investment grade rated company with a Standard & Poor’s rating of BBB.
