Sale of New Construction Dollar General

The Boulder Group has completed the sale of a single tenant brand-new construction Dollar General property located at 6600 Alma Highway in Van Buren, AR for $2,130,000. The property sold shortly following the store’s opening to a California-based investor. Zach Wright and Brandon Wright, of The Boulder Group, exclusively represented the seller in the transaction, who is an Arkansas-based development company.

The brand-new construction Dollar General is strategically located in immediate proximity to the Interstate 40 and Interstate 49 interchange. There are over 28,000 people that live within five miles of the property and retailers in the immediate area include Walmart Supercenter, Walgreens, Cracker Barrel, O’Reilly Auto Parts, Murphy Express, Arvest Bank, McDonald’s, Braum’s, Sonic, and Harps Food Stores. Van Buren is the county seat of Crawford County and is approximately 13 miles northeast of Downtown Fort Smith.

The 15-year Dollar General lease features rental increases every five years and no landlord responsibilities. Dollar General is an investment grade rated company with a Standard & Poor’s rating of BBB.
