Sale of Single Tenant Maverik in Arkansas

The Boulder Group has completed the sale of a single tenant Maverik convenience store property located at 1875 E Huntsville Road in Fayetteville, AR for $7,200,000. The Boulder Group’s Zach Wright and Brandon Wright exclusively represented the seller in the transaction. The seller was a Midwest-based real estate investment and development firm and the purchaser was an Arkansas-based investor.

The Maverik property is positioned approximately 2.5 miles east of the University of Arkansas (35,000+ students) and is 2 miles east of Downtown Fayetteville. The property is located along East Huntsville Road (Highway 16), the main east-west thoroughfare in the trade area with limited gas competition in the immediate area.

The property qualifies for 100% Bonus Depreciation and features a long-term lease to Maverik. The lease includes rental increases every five years and no landlord responsibilities. The store was originally built as a Kum & Go and was recently rebranded to a Maverik. Maverik acquired Kum & Go in 2023 for $2 billion and is an industry leading convenience store chain with 840+ locations in 21 states

Qualifying properties, including many gas stations, allow an investor to immediately write off all improvements in year one, which can be as high as 100% of the acquisition cost (net of land value),” stated Zach Wright, Vice President.
