Net Leased Single Tenant Veterinary Office Property in Denver, CO Sold

The Boulder Group completed the sale of a single tenant Gentle Touch Animal Hospital property located at 8941 E Hampden Avenue in Denver, CO for $2,511,000. The Boulder Group’s Jimmy Goodman, Zach Wright, and Brandon Wright represented the seller in the transaction. The seller was a Northeast-based real estate investment company and the purchaser was a local all-cash 1031 exchange investor.

The Gentle Touch Animal Hospital property is strategically located along East Hampden Avenue and within a densely populated area. There are approximately 140,000 people that live within three miles of the property.

The property features a long-term lease to Southern Veterinary Partners, a veterinarian-owned and managed network of animal hospitals with over 400 hospitals and over 9,000 employees. The lease features no landlord responsibilities and 2% annual rental increases.

“Veterinary properties with long-term triple net leases and annual rental escalations are increasingly drawing interest from private investors, particularly those in 1031 exchanges.
