Single Tenant Net Leased Walmart Sale Arranged

The Boulder Group, a net leased investment brokerage firm, has completed the sale of a single tenant net leased Walmart property located at 475 TX-36 in Caldwell, Texas for $2,965,914.

The 34,944 square foot single tenant net leased Walmart building is strategically positioned along the primary north-south thoroughfare of Caldwell. Walmart benefits due to the lack of competition in the area as it pulls from multiple nearby regions and has a low rent-to-sales ratio at this location. Additionally, sales at this location have been increasing annually. Caldwell is approximately twenty-five miles west of Texas A&M University which has 69,367 students.

Randy Blankstein and Jimmy Goodman of The Boulder Group represented the seller and the buyer in the transaction. The seller is a New York based real estate company and the buyer was a private investor.

Walmart has a long and successful operating history at the location and has exercised multiple renewal options which demonstrates their commitment to the location. The lease was most recently extended in 2019 and there are now approximately six years remaining in the primary term of the absolute triple net lease. Walmart has successfully been operating at this location since 1984.
