7 Brew Sold in Colorado Springs MSA

The Boulder Group, a net leased investment brokerage firm, completed the sale of a single tenant ground leased drive-thru coffee property occupied by 7 Brew located at 410 S 26th Street in Colorado Springs, Colorado for $1,825,000.

The property is located at 410 S 26th Street in Colorado Springs, Colorado, at a signalized hard corner along US Highway 24. US Highway 24 carries approximately 41,000 vehicles per day past the 7 Brew. The site sits two blocks south of Historic Old Colorado City, a National Register-listed shopping and dining district along West Colorado Avenue. Garden of the Gods, which draws more than 6 million visitors annually, and Pikes Peak, the world’s second most-visited mountain, are both near the property. Nearby national retailers include Safeway, King Soopers, Walgreens, Starbucks, O’Reilly Auto Parts, Dutch Bros, 7-Eleven, Taco Bell, and McDonald’s. Colorado College is located near Old Colorado City in Colorado Springs. The population within one mile of the property is 9,575, with an average household income of $99,773. Within three miles, the population reaches 54,768 with an average household income of $109,441. Within five miles, the population exceeds 133,000 residents with an average household income of $103,201. The Colorado Springs MSA is the second-largest metropolitan area in Colorado, with more than 760,000 residents, anchored by Fort Carson, Peterson Space Force Base, Schriever Space Force Base, and the United States Air Force Academy. Major regional employers include Lockheed Martin, Hewlett Packard Enterprise, and Oracle.

The 7 Brew is subject to an absolute triple net ground lease. The lease commenced in July 2026 and carries approximately 15 years of remaining term. The lease expires on July 31, 2041. The lease includes four 5-year renewal options, which could extend occupancy through 2061 if fully exercised. Rent escalates 10% every five years throughout the primary term. As a ground lease, the structure leaves the owner with zero landlord responsibilities, with 7 Brew responsible for all taxes, insurance, and maintenance on the property.

7 Brew is a rapidly growing, privately held drive-thru beverage chain headquartered in Springdale, Arkansas. Founded in 2017, 7 Brew expanded from just 14 locations in 2019 to more than 600 stands across 38 states by 2026. The company operates a drive-thru-only format without indoor seating, serving coffee, energy drinks, teas, smoothies, and sparkling infused beverages through a menu of more than 20,000 customizable combinations. 7 Brew employs more than 25,000 crew members nationwide. The Colorado Springs location is operated by Sussex Group, a multi-unit 7 Brew franchisee.
