
Sale of Single Tenant Goodwill in Indiana Date May 5, 2026
The Boulder Group has completed the sale of a single tenant Goodwill property located at 911 East Greenville Pike in Winchester, IN for $2,156,000. The Boulder Group’s Brandon Wright & Zach Wright, in association with Alex Cohn of Colliers, represented the seller in the transaction. The seller was an Indiana-based real estate investment and development company and the repeat purchaser was a Midwest-based real estate investment company.
The Goodwill property is strategically located at the hard corner and signalized intersection of East Greenville Pike and US Hwy 27. The property is an outparcel to a Walmart Supercenter and across the street from Ascension St. Vincent Randolph Hospital. Winchester is located approximately 85 miles east of Indianapolis and 90 miles north of Cincinnati. The property is in an affluent area with an average annual household income of $105,000 within a mile.
The 12,850 SF property was recently renovated and is situated on a large 2.80-acre parcel. The long-term Goodwill lease features rental increases every five years and minimal landlord responsibilities. Goodwill of Central & Southern Indiana is one of the largest Goodwill affiliates with approximately 80 locations across 40 counties.
